
Colony | New Construction | Design Development Stages
Situated in the Bahamas, this approx. 17,000 square foot residential compound is designed as a vacation house for the client and guests. A main house, two bungalows, and a guest house radiate around a central open space hosting a pool, lawn, and outdoor living room. The courtyard typology is further reinforced by linking covered paths between the various buildings. The design of the house has an introverted nature forming its own communal oasis meant for family bonding and a quiet retreat.
Ethereality founder: Christian Steixner's role on the project was project designer from concept design un until design development. His primary role was to focus on house aesthetic, materiality, and massing articulation.
This project was designed by ODP Architects. The project team includes Lead Architect: Kurt Dannwolf, the Project Manager: Xio Munoz, and two Project Designers: Michael Flores and Christian Steixner. Visualization graphics were done by Lunas Inc.

The bedrooms in the main house are all on the second floor with private balconies for more intimate outdoor spaces. Besides offering more privacy by being placed on the upper floor, a better view of the near by beaches and unobstructed breezes can be taken advantage of. All the balconies occur at protruding gable end roofs to create shade. Louvered walls further define the volume of the house while repelling direct sunlight.
